We had mixed reviews of this accomodation Pros - was a very large room two small doubles and a bunk perfect for families. Amenities are great with wifi, lots of kitchen utensils, stove, tea and coffee supplied, toothbrushes available, washing machine and tablets are provided with an inbuilt dryer system in the bathroom. Bathroom and shower area was also spacious. Beds are on the okay side but could be softer. The area itself is nice and quiet with a bus stop right out from we utilised every day, supermarket and Lawsons are across the road and you feel very safe. Would recommend for families. Cons - check in is in a different location 20minute taxi away so we had to catch a train to the check in office when arriving in Kyoto from Osaka, then a taxi to the accomodation after this which chewed up a few hours as we had to wait 45min in addition to check in due to busyness of the office. The area is a bit out of the way of everything next time I might consider staying at a different resi stay location closer to sights and facilities like shops etc. All the restaurants in the area seem to not open for breakfast until 11am so we had to have McDonald’s if we didn’t want to cook or travel too far for breakfast as we have a toddler (early riser). Same occurred at dinner time a lot of restaurants didn’t seem to be open the Monday or Tuesday we were there or opened too late for us (we travelled with a four year old). Our last disappointment was resi stay apparently have a strict not noise at night policy however another room partied until about 3am but there is no front desk or after hours phone number to call to complain / get the noise to stop. Was very frustrating as walls were very thin so we didn’t sleep very well. Overall we would stay with Resi Stay again but at another location due to Nishijin being a bit too out of the way for us.

The hardware aspect of the inn is perfect.  It can't be helped that the maple leaves in the courtyard haven't turned red due to the climate and location, but I wish they had at least picked the brown and withered leaves. All of the staff who assisted us were foreigners, but I wonder if there are no Japanese staff stationed there full-time. Even if you give your name at check-in, it cannot be checked against the reservation list (I told you that you are third from the top of the list). I made a reservation that included breakfast, but I was only booked for the night (the check-in sheet said ”room only”, so I pointed this out and discovered the error). When I requested a luggage delivery service to deliver to my next hotel (in Osaka), I was told that they could only deliver to Osaka Station (the list of internet and in-room services also said that delivery to the hotel was possible). When I pointed this out, they called the delivery company to confirm and accepted the order.Even at that time, they did not tell me the name of the hotel in Osaka.The price was different from what was listed in the room list ( The price had gone up)). Breakfast is a normal Makunouchi bento. etc. I wanted to experience the atmosphere of Kyoto, so I decided to stay at a fairly expensive hotel, but I was disappointed.

11.11 I went to Osaka first. It was one or two stops away from Shinsaibashi. The hotel cost around 350 and the facilities were pretty good (there were a lot of Chinese people). But after I went to Kyoto, the hotel cost around 650 (far away from the business district and in Marumachi). Nearby, close to the JR line, it is a sunken entrance, not easy to find), it is much worse than the ones with more than 300. The room is very small, the bathroom is small, it is very cramped for two people to stand, and there is just enough room to put a The bed and suitcase are barely open, as shown in the picture when the door is pushed open. Although breakfast is included, it is almost nothing. There are only slices of toast, a small package of dry noodles, and drinks, see the picture. When it came time to check in, our order included tax (later the customer service said it was value-added tax), and they also charged us accommodation tax, which was 200 yen per person per night, which was outrageous... Of course, I have never stayed at this hotel at this price. I don’t know if other hotels in Kyoto are like this, ugh😮💨

As a base for sightseeing in Kyoto, I used it with my husband for a plan with two meals per night. While the hotel rates in Kyoto City are soaring, the price is reasonable, there is a large communal bath, and I came by rental car, so it is convenient to have a parking lot, so I decided here. I visited Kinkakuji on the first day, and on the second day, I walked to Ninnaji Temple (about 30 minutes from the hotel) and also went to Ryuanji Temple. The hotel dinner was delicious, the breakfast was delicious, and it was good to be able to enjoy sightseeing in Kyoto at a reasonable price!

I have been in a small hotel for half a year. The RV Ben is not often here but we ran into it. Ben is very kind to the staff, and his English is very good (grew up in a foreign country), and communication is not a problem. There are many suggestions for parking, eating and traveling. In a small building, you have to take off your shoes and change slippers when you go in. The shoes are stored in the locker. Three rooms on each floor, a total of four floors (no elevator) The room is very large, with a clothes machine and a small kitchen The bathroom is very large, except for the bathtub and the shower area, hot water is enough and the water pressure is good Flower washing water, shower gel, detergent and washing powder are all available One Wifi per room, stable signal The environment is quiet, with a small balcony, it is more convenient to get in and out by bus, or you can drive by yourself. There is a paid parking lot nearby. It costs 1,000 yen from 8:00 in the evening to 8:00 the next morning, which is cheap in Kyoto. There are many small izakayas nearby. I don’t think it’s easy to communicate if I know a little bit of Japanese.

Room was reasonably sized for two people, clean, and comfortable. Hotel is in a quiet residential area, but also very conveniently located near a bus stop and a train station. Staff were friendly. Lobby has a vending machine with drinks. The in-room washing machine is a true game changer... we were able to pack lightly thanks to being able to wash our clothes! Keep in mind that there is no dryer, but they provide hangers for drying your clothes.

Take the No. 50 bus from Kyoto Station and get off at Shangqixuan Station. Cross the road and follow the small road of the 7-11 convenience store. Then turn left for a total of three minutes. Because it is an overseas homestay, no breakfast is available. But the boss will prepare bread, butter, jam, etc. for free in the refrigerator, as well as free coffee, various teas, and Japanese snacks. There are three rooms in the hotel, and there are 3-4 people in larger rooms. The hotel owner is very welcoming, with very good sanitation and facilities to evaluate the five stars.
