Located a few minutes walk to the Imperial Palace is this hotel. This area is considered to be a ”quiet zone” so there is a minimal commercial activity. There are very few restaurants and the closest convenience stores are a block or two away. If you ever watched movies like Die Hard or In the Line of Fire, you remember scenes in a hotel with a large indoor atrium with glass elevators. All the room doors face the open atrium. That is exactly what the design of this hotel is like. All the amenities are on the ground floor or below. As for the rooms. For Japan, these rooms are quite large. It would be comfortable for international visitors who are used to larger rooms. The amenities are not branded but of higher quality. There are three areas for parking. Ground level, basement, and outdoor. While checkout is at noon, you get complimentary parking until 3 pm. We choose this hotel for this feature. Allows you to spend the day exploring without worrying about the expensive street parking costs. There is a taxi stand with taxis until about 10 pm. There are five restaurants, be fair warned, all are quite pricy. There are two breakfast options. If you want a traditional Japanese breakfast, you go to the Japanese restaurant Hotaru. If you want a ”western” breakfast, there is a buffet at the Terrace restaurant. We were not interested in seeing the nightlife but wanted to be close to the Imperial Palace and Nijo Castle. This hotel was perfect for our needs. Would recommend without hesitation.

From the moment we arrived at Roku Kyoto, we felt completely taken care of. From the warm greetings we received as we got out of the taxi to the genuine smiles and hospitality given to us at Reception. There is a pride that exudes from everyone at Roku Kyoto, and for good reason. It is an absolutely extraordinary hotel. But it's not just the beautiful accommodations and the incredibly thoughtful design throughout the property. Nor is it just the sumptuous food stunningly presented at every meal. It is the people who work there and represent the true heart and soul of what the Roku Kyoto experience is all about. My wife and I have traveled all around the globe and we have rarely encountered such a level of excellence. The architectural design, the interior design, the facilities and the grounds are all stunning. In fact, the photos from their website do not do it justice. The room we had on the 4th floor was gorgeous and the bed was perhaps the most comfortable bed we have ever encountered (and we travel often!). The tranquility, the views, the attention to detail throughout the hotel are are not just glorious but absolutely inspiring. The gorgeous pool is filled with water from the natural hot springs that abound in that area of Kyoto. It is a sumptuous experience to swim in that very special pool. We only had breakfast at the hotel, but it was the best we encountered in Japan. The food was beautifully prepared , the choices were extensive and stunningly displayed and the service was impeccable. In fact, service is another thing that sets this extraordinary hotel apart. It's not just well done, there is a pride and a joy that emanates from every member of the staff, no matter what their position. It's what gives this place true heart and soul and it's what elevates the experience. We will never forget our stay at Roku Kyoto and cannot wait to return! We would like to especially thank Kayo Naskagawa. Her attention to detail, her inherent ability to go the extra mile for a guest. Her sweetness and ease. This is the second hotel I stayed in Kyoto. Before going to Aman, I read some of posts here that the service was bad. I then quite regret to make a room reservation though I was impressed by the photos and posts from website. Besides, I had a bad first impression toward Aman Kyoto as they replied email for at least 3 days. This is not acceptable for such hotel with high room rate. When I arrived the hotel for the first day, I was quite surprised by the service. The hotel staff load my luggages from taxi efficiently and sent them to rooms directly. Then I was guided by another staff for check-in. She served me and my child a cup of green tea. This green tea is very special. Its taste is green tea but has a floral smell. My kid and I were very impressed. Unfortunately, I forgot to buy one before leaving. Then we went to Living Pavilion to have lunch. After lunch, our room was ready and a staff took us to the room and introduced us the facilities. The room is spacious, even the bathroom. We stayed in room 楢 . It is near the Living Pavilion, hotel’s restaurant. It is quite quiet. For our staying of two nights, we almost had dinner in room. The Udon noodle tastes good. My son ate it in lunch time and two dinner time. The hotel also provides welcome desserts for every night. First night is dried persimmon and the second night is chocolates. The chocolates are very very yummy. I tried the spa massage for two times. It is really good. As only me and my son in this trip, he couldn’t use the complimentary onsen. I then paid for a private onsen. It is very comfortable. The room’s pillows are very hard. My kid and I didn’t have a good sleep. We asked the front desk to give us a softer one for second night. It still doesn’t fit for me. Thus I didn’t sleep well during my stay. The breakfast had three choices: Western, Japanese and wellness. We tried western and Japanese breakfast. Both are delicious. Especially French toast in western style and porridge in Japanese style. The taste is unforgettable. The hotel environment is very comfortable. It is far away from the city. Only trees and grass around us. Everywhere has fresh air. It refreshes me. If the bed and pillow fit me, it will be perfect. We also had lunch in Tak-An restaurant. The food is good. The staffs are very nice and kids-friendly. They are very tolerant to kids. The check-out process is also very smooth. Everything is well-prepared, even our luggages. We booked a transportation to the Kansai Airport through the hotel. The driver is nice.

The hardware aspect of the inn is perfect.　 It can't be helped that the maple leaves in the courtyard haven't turned red due to the climate and location, but I wish they had at least picked the brown and withered leaves. All of the staff who assisted us were foreigners, but I wonder if there are no Japanese staff stationed there full-time. Even if you give your name at check-in, it cannot be checked against the reservation list (I told you that you are third from the top of the list). I made a reservation that included breakfast, but I was only booked for the night (the check-in sheet said ”room only”, so I pointed this out and discovered the error). When I requested a luggage delivery service to deliver to my next hotel (in Osaka), I was told that they could only deliver to Osaka Station (the list of internet and in-room services also said that delivery to the hotel was possible). When I pointed this out, they called the delivery company to confirm and accepted the order.Even at that time, they did not tell me the name of the hotel in Osaka.The price was different from what was listed in the room list ( The price had gone up)). Breakfast is a normal Makunouchi bento. etc. I wanted to experience the atmosphere of Kyoto, so I decided to stay at a fairly expensive hotel, but I was disappointed.

The hotel breakfast is western style. The boss is a foreigner. There are shop assistants who can speak Chinese. Hotel decoration style likes. Mobile phones are also available in the hotel. The only flaw is that when we washed our face from day one to day one, we accidentally noticed that a hair was caught in the towel in the mirror reflection. Slightly disappointed. But it does not affect the overall feeling.

Stayed a total of six nights hotel booked by travel agent in Sydney, requested a three star, which hotel is rated as but could pass as a four star. Took the breakfast option when checked in 1250 yen per person well worth it, option of Japanese or Western breakfast, brought to your table when ready on a tray, help yourself to drinks. Staff very welcoming, always ready to provide you with directions and maps, would book tours when requested. Ten minute walk Marutamachi subway station, directly opposite Kyoto Imperial Palace which was worth the visit, comfortable walk to Nijo Castle. Ten minute walk to family mart and McDonald's. Our room was spacious complete with double bed, sofa, medium size flat screen TV, fridge, electric jug and two varieties of green tea. Bathroom small but functional, all toiletries provided including razor, hair brush toothbrush. Room serviced daily, option to have bedding changed or not daily. Retractable clothes line over bath if you need to rinse clothes. Definitely recommend this hotel and would stay here again.

　I wanted to go to Nijo Jo castle at the first time in the morning so I could choose this hotel. It is located north of Nijo Jo castle and is a few minutes walk. The price is not so high even though it is close to Nijo Jo castle. The hotel is also new and clean. I also saw Mt. Hiei from my room. Anyway, it was very convenient to have a microwave in the room.

We had mixed reviews of this accomodation Pros - was a very large room two small doubles and a bunk perfect for families. Amenities are great with wifi, lots of kitchen utensils, stove, tea and coffee supplied, toothbrushes available, washing machine and tablets are provided with an inbuilt dryer system in the bathroom. Bathroom and shower area was also spacious. Beds are on the okay side but could be softer. The area itself is nice and quiet with a bus stop right out from we utilised every day, supermarket and Lawsons are across the road and you feel very safe. Would recommend for families. Cons - check in is in a different location 20minute taxi away so we had to catch a train to the check in office when arriving in Kyoto from Osaka, then a taxi to the accomodation after this which chewed up a few hours as we had to wait 45min in addition to check in due to busyness of the office. The area is a bit out of the way of everything next time I might consider staying at a different resi stay location closer to sights and facilities like shops etc. All the restaurants in the area seem to not open for breakfast until 11am so we had to have McDonald’s if we didn’t want to cook or travel too far for breakfast as we have a toddler (early riser). Same occurred at dinner time a lot of restaurants didn’t seem to be open the Monday or Tuesday we were there or opened too late for us (we travelled with a four year old). Our last disappointment was resi stay apparently have a strict not noise at night policy however another room partied until about 3am but there is no front desk or after hours phone number to call to complain / get the noise to stop. Was very frustrating as walls were very thin so we didn’t sleep very well. Overall we would stay with Resi Stay again but at another location due to Nishijin being a bit too out of the way for us.

I stayed with my 80 year old mother who lived in Machiya until I married. Very nostalgic space. It was old but well maintained and seemed to have stayed at my grandmother's house 50 years ago. Now my mother lives in a condominium, and I live in a confidential house, so I'm worried about the sound and the cold. There are heaters and hot water. Because the sound was out of the tube, I was very concerned when I went to the toilet at night. It was the first second floor room, so it was good to change to the first floor room near the toilet. I want to stay, but if you are worried, I recommend asking anything by phone or email. The 500 yen rental bicycle is quite old and should be new. If you check in, please lubricate. Breakfast is a hall kotatsu and everyone is all together (8:～ and 8:30 ～). At first it was awkward air, but once the story is over, it is fun. The person who is nervous to the first person may be confused. The meal was made by all the owners from the morning. The correct Japanese breakfast such as baked fish, miso soup and small bowl was delicious. The accommodation fee is very reasonable for Kyoto, and I want you to stay in the young and foreign people now. It is all the words of the young owner, ”I want you to enjoy the inconvenience”. I'm sure I'll repeat if I'm 20 years younger, but the toilet is close recently (laughs).

AMAZING!! This is one of my favourite hotels/ hostels I’ve ever stayed in. Feels so traditionally Japanese and the small touches around the dormitories are lovely. From the calming music that plays all day to the amazing bathroom/ shower facilities, we didn’t want to leave! Towels, hairdryers and toiletries are complimentary. The 206 bus runs from Kyoto train station near Dormitory Sui and then it’s about a 5 minute walk. Whilst it’s not in the centre of town, it’s still very close. The woman working on reception was SO lovely and couldn’t do enough to help us. Side note: if you book through Booking.com, you will still need to pay city tax when you arrive. We were not aware of this. Can’t recommend this place enough when you’re in Kyoto!
